Comox Valley and Campbell River Real Estate Showing Strong Signs Heading Into Spring

The real estate markets in both Campbell River and the Comox Valley are showing encouraging signs as we move toward the spring market. Activity levels, pricing stability, and consistent demand suggest a market that continues to strengthen.

In Campbell River, the single family market remains active with a rolling 12 month average sale price of approximately $735,000. February exceeded this with an average price of $767,126.  There has been a healthy number of transactions over the past year. Sales activity early in 2026 highlights strong performance in key neighbourhoods. Willow Point led the market with 17 single family home sales, followed by Campbell River Central with 12 sales. These areas continue to attract buyers due to their amenities, established neighbourhoods, and proximity to services.

The Comox Valley is also demonstrating steady momentum. The rolling 12 month average single family sale price has climbed to roughly $916,000. February's average price of $952,981 reflects sustained demand and continued market confidence. Early 2026 sales data shows Courtenay East and the Town of Comox as top performing areas, with 16 and 13 single family home sales respectively. These communities remain highly desirable due to schools, walkable amenities, and strong neighbourhood appeal.

While winter months typically bring slower activity, the data suggests that buyers remain engaged and inventory continues to move. This steady demand, combined with improving buyer confidence, indicates that both markets are well positioned heading into spring.

Overall, the Campbell River and Comox Valley markets appear balanced and resilient. If current trends continue, we can expect a solid and active spring real estate market across both regions.
